Affin Invest Plus is a term loan extended to limited company for investment purpose i.e. acquisition, financing, refinancing and sub sale of both completed and under construction residential property and business premise.

The company must be incorporated in Malaysia and a special or single purpose property investment company.

The Affin Invest Plus helps you:

• Save overall interest cost with DAILY computation of interest

• Payment in excess of loan instalment amount

• Redraw of excess payment

Terms & Conditions

 • Loan amount : Minimum RM500,000 and Maximum RM5,000,000

• Margin of Finance (MOF) : Residential - Up to 90% & Business Premise - Up to 85%

• MRTA Financing : 5% (MRTA = Mortgage Reducing Term Assurance)

• Tenure : Maximum 20 years

• Retention :

Residential

a) Applicable to settlements within 5 years from date of full disbursement

b) Penalty amount - 5% of original loan amount if redeemed within 3 years / - 3% of original loan amount if redeemed after 3 years but within 5 years

Business Premise

a) Applicable to settlements within 5 years from date of first disbursement

b) Penalty amount - 3% of original loan amount if redeemed within the 5 years retention period
